Cane Bay Plantation is 4,500 acres and about 10,000 planned homes along US 176 in Berkeley County — one of the best-selling master-planned communities in the country in 2020. It's where the National Weather Service took its October 2015 flood photos.
Cane Bay Plantation stretches along US 176 north of Nexton — the villages of Lindera Preserve, Pine Hills, Sanctuary Cove, Del Webb's Four Seasons and more, with the Cane Bay schools in the middle and the YMCA, around 10,000 homes planned on 4,500 acres of former timberland. Real estate research ranked it the seventh-best-selling master-planned community in the United States in mid-2020. It's Berkeley County — free encroachment permits, the swale-pipe rule, doubled fees for unpermitted work, two feet of freeboard, the December 2018 flood maps — and it's flat, low timberland: the National Weather Service's photographs of the October 2015 flood, when 20 inches fell near Moncks Corner, show Cane Bay's streets under water. The soils are Lynchburg, Rains and Goldsboro with the water table a foot or two down most of the winter.
The concrete is what owners add to builder houses: the patio and the pool deck behind the house, the extended driveway or the parking strip the HOA will allow, the cart pad for the trails, the generator pad, the walk to the side yard. Each village has an ARB with its own guidelines; each lot has drainage easements along the sides and back; most lots are small enough that lot coverage is the first thing we check. And because the houses are five to ten years old on timberland fill, the builder's driveway is already settling at the garage in the earlier villages — a foam lift if the slab is sound, a proper replacement with base and steel if it isn't.

Which ARB do I submit to?
Your village's — Cane Bay's villages each have their own guidelines under the master association. We prepare the package for the right one with the drawing and finish.
The 2015 flood put my street under water. Should I worry about a patio?
Build it to drain and on a solid base, and it'll be fine — a patio doesn't care about standing water as long as the base doesn't wash out and the grade keeps it off the house. Pervious sections help the lot drain too.
Does my driveway extension need a county permit?
The apron part in the county right-of-way does — free, 12 months, and on a swale street the pipe at the invert first. The extension inside your lot needs the ARB.
Can you match the builder's broom finish?
Yes, and the HOA will want us to. Same finish, same joint pattern, tied in with an expansion joint.
